Minutes for Sunbrook Estates Property Owners Association (SEPOA)

April 6, 2023   7:45 PM

 

In attendance:  Cole Faddis, Jeff Cudworth, Mary Thompson, Suzanne Dixon, Wes Chormicle, Paul Sheffield, Dawn Geyer.

  • The new SEPOA Board will consist of the following:

Cole Faddis - President

Jeff Cudworth – Vice President

Mary Thompson – Secretary

Suzanne Dixon – Treasurer

Wes Chormicle, Paul Sheffield, Dawn Geyer – Members-at-Large

 

  • New business:

    • Crystal Lakes Pool –Crystal Lakes HOA Board has several priorities higher than discussion of SEPOA memberships, so there will be no immediate action by Crystal Lakes.  It was proposed that we approach Sunbrook to see if there is a possible option to use their facilities and at what cost.  Paul Sheffield will provide contact information to Cole Faddis for Sunbrook HOA.  Cole and Jeff will follow up.

    • Update of CC&Rs – It was suggested that the SEPOA CC&Rs and By-Laws be updated, with some focus put on fines and rules.  It was agreed that there should be a review of the documents to identify issues.  Jeff Cudworth will get input for the Board for further discussion.  It was discussed how difficult it is to change these documents because of the number of votes needed to pass any changes.  It was decided that we will use all the tools already defined in the current version of the CC&Rs and By-Laws to enforce rules and delinquencies.  

    • Security – Jeff will follow up to purchase “Neighborhood Watch” signs and will look into partnering with Crystal Lakes.  Jeff will also check into the cost of installing secure mailboxes, for further discussion.

    • Doggy doo bags were discussed and the idea did not pass.

    • Dues - Mary will do a blast email to all owners reminding them that SEPOA dues are due now and that there will be a delinquent fee assessed after April 20, 2023.

  • Financial – Suzanne suggested that we move some of our funds to CD’s and her request was approved.

  • Adjourn Meeting - Cole Faddis moved to adjourn the meeting at 8:22 PM. Wes Chormicle seconded the motion and the meeting was adjourned.

March 11, 2021 7:00 PM

Held in Jim Lamb’s home In attendance Jim Lamb, John Trahey,
Paul Sheffield, Jan Trahey, Mark Boren Absent – Wes Chormicle,

Suzanne Dixon 1. Reviewed minutes from October 22, 2020 meeting. - Read by Secretary, Jan Trahey. - Mark made the motion to approve the minutes, John seconded the motion.

2. New Business: -
Paul Sheffield has authorized Wernex to spray weeds on the 3 empty lots. - The Mahas’ lot has been sold. There is to be no building permit until the board has approved the design of the home. -

The Board plans to split in half and spend a morning going door-to-door to obtain signatures on petition to limit the home building in Dezario. We will cover the street with half of us taking odd numbers and the other half taking even. We need to always ask if the person we are speaking to is the “home owner”. -

At the yearly meeting we will be voting for 3 new board members since Paul, John and Mark are resigning after their 4 year stint. - Paul says that at this point in time everyone is paid up on dues. - We need to set a date for the yearly meeting – we have decided on April 29th at 7:00 p.m. in the Crystal Lakes Clubhouse. The Board needs to arrive 15 minutes early. 3. Mark moved to adjourn the meeting at 7:45 PM, and Paul seconded the motion. The next Meeting will be held April 29th, 2021, the Annual Meeting.

Property Owner Association


December 9, 2021 at 1:00 pm at Jim Lamb's home.
In attendance:  Jim Lamb, Cole Faddis, Suzanne Dixon, Jan Trahey
Wes Chormicle & Mary Thompson (by phone.) 
Absent - Mary Hoadley

 

1.  On September 30th, the Board did a walk around the neighborhood.  We found several infractions that require a letter to be send.  Eight letters were sent our between the dates of 10/5 and 10/18.
Today, December 9th, we did a follow up walk around and were pleased to see the progress that had been made. 

2.  Suzanne mentioned that the new owners of 2237, the Mclaughlins have been letting their two dogs roam freely, especially at night.  There have been 3 complaints that these dogs are aggressively confronting people and growling.  In addition, the dogs are doing their potty everywhere.
     
Because of this it was decided that the CC&R's need to be amended adding: "Pets much be leashed at all times or maintained in a fenced area."  In the event of an infraction against this requirement,
a warning letter will be sent first with a $300 fine per offense per pet to be incurred.

     Suzanne will create a "welcome letter" to be sent our to the membership containing this wording.

     All agreed.

3.  It was mentioned that the home of 2149, Mr. and Mrs. Werre, has a golf netting that is currently
falling down.  Cole indicated that he would speak to them about it.

4.  The meeting was adjourned at 3:10 pm
