Minutes for Sunbrook Estates Property Owners Association (SEPOA)

June 23, 2023 1:00 PM

In attendance: Cole Faddis, Jeff Cudworth, Mary Thompson, Suzanne Dixon, Wes Chormicle, Paul Sheffield, Dawn Geyer.

The meeting was called to order at 1:00 pm at Suzanne Dixon’s home.
The last meeting minutes were read. Cole Faddis moved to approve the minutes and Wes Chormicle seconded the motion.

 Financial – All 2023 dues are paid in full. Suzanne moved the majority of the SEPOA funds to a CD at St Bank of Southern Utah. The CD will earn 4.75% interest. The board will need to determine what to do with the funds in 1 year. The Wells Fargo checking account was closed, and a checking account was opened at St Bank of Southern Utah.

New business - SEPOA By-Laws and CCRs: It was suggested that the SEPOA CC&Rs and By-Laws be reviewed to assure that the recorded versions are on the website. It was also determined that the SEPOA rules should be aligned with the By-Laws and CC&Rs and added to the website.

ACTION: Paul Sheffield will go to the recorder’s office and get copies of the recorded documents for SEPOA.      

o Rentals: Letters will be mailed to owners of rented homes to remind them of the rules regarding rentals, which include no short-term rentals, copies of leases must be provided to the HOA Board, pets, etc. 

o Empty Lot: Ownership of the vacant lot has been changed from Shirley Pratt to her son. All correspondence will go to him.
o Exterior changes: Must be approved by the SEPOA Board before any work begins. This includes but is not limited to roofs, driveways, fences, stucco and rock colors, and landscape initiatives. 

o Road Conditions: Roads are in bad condition.
ACTION: Jeff Cudworth will call the city to check on timing for reseal or repave of the roads.  

o Website: We need to make the website more informative and inclusive for the owners. A fall get together was approved by the Board.
ACTION: Jeff Cudworth will work on this effort with Annette Taylor to
accomplish this.

 Adjourn Meeting: Suzanne Dixon moved to adjourn the meeting at 2:35 PM. Dawn Geyer seconded the motion and the meeting was adjourned.
