Minutes for Annual Meeting -
Sunbrook Estates Property Owners Association (SEPOA)

 

April 9,2026  7:00 PM

Crystal Lakes Clubhouse

The meeting was called to order by Cole Faddis at 7:00 PM.

In attendance: Cole Faddis, Dawn Geyer, Mary Thompson, Suzanne Dixon, Wes Chormicle

                        There was a quorum present

Cole Faddis,  President, welcomed everyone.

Minutes from the previous annual meeting were read by May Thompson

            Move to approve: Wes Chormicle, Seconded: Neil Dixon    

Financial Report was presented by Suzanne Dixon.  $29,199 Total assets, with intertest earned of $1618.  All dues for 2025 are current.  There are still a few 2026 dues that are not paid to date. Move to approve Financials: Taylor;  Seconded: Bonnie Lamb.

Election of new Board Members:  There are 3 Board members up for re-election or renewal.  Cole Faddis, Suzanne Dixon, and  Dawn Geyer are willing to be re-elected to the Board.  Suzanne Dixon will not be returning to the Board.   Cole and Dawn were approved by acclimation.  Cheryl Hawkins was nominated and approved unanimously.

New business:

• Website is riversedgelane.com.  Information can be sent to Annette Taylor to be incorporated into the website.

• Weeds – All owners need to keep up the maintenance of their property.  Letters and fines will be charged to owners who do not maintain their yards. 

• Road Repair – Cheryl Hawkins got approval for paving Rivers Edge and the work will be completed by July 1, 2026..

• Transfer fee – There is a transfer fee when a home is sold.  The fee is to be paid in order to keep new owners informed about our HOA and to assure that the Board has their contact information.  If we are able to get this information at closing there will be a transfer fee of $100.  If we do not get the information needed the fee is $200.

• St George City Parks and Recreation owns the river and there has been approval by the city to create walk/bike path under Dixie Drive and along the river. This work has been approved by the city, but has not been scheduled.  There is more information about this on the St George City website.

• Sidewalk repair is the responsibility of the City.  Sunbrook Estates is on the list to be done in 8-9 months.

 

• New owners:

Earl and Maxine Taylor 2018 RELane

Raul and Chelsea Soria 1912 RELane

• Landscaping and changes to the outside of every home in Sunbrook Estates must be approved by the Architectural Committee.

• Grass in yards – Board approved suspension of grass and inclusion of water wise landscaping.  Plans should be approved by the Architectural Committee.  Trees and bushes should be trimmed back so that they do not impede sidewalks.

• Suzanne Dixon will be off the HOA Board but will continue to maintain owners database.

• A new fine schedule was presented and approved.  The schedule is as follows:

If an owner or renter violates any of the rules and regulations:

After that the Board will take legal action or fix the problem and charge the homeowner for the work and / or legal fees.

Owners will be responsible for their guests or renters.

Late fees for unpaid dues which are past due after the annual meeting will be assessed a $25 late fee and 18% interest until the dues are paid in full.
